Remodeling homes in Lake Forest Park — what makes it different

Lake Forest Park sits on heavily wooded, sloped terrain along the northern shore of Lake Washington. Most homes here were built between the 1950s and 1970s — Mid-Century Modern designs by architects like John Burrows, multi-level structures built into hillsides, and classic Northwest Contemporary with walls of windows and natural material finishes.

Renovating these homes requires more than standard remodeling experience. Sloped lots mean drainage, foundation access, and structural load need careful assessment before any project begins. The City of Lake Forest Park enforces strict zoning: additions, ADUs, and structural changes all go through a detailed permit review process.

Maksymov Brownstone LLC works with these conditions every day. We understand the character of Mid-Century homes in this area and how to modernize them without losing what makes them special — whether that's restoring original hardwood floors, opening up a split-level layout, or adding a contemporary kitchen that respects the home's architecture.

How we handle your Lake Forest Park remodeling project

Our home remodeling Lake Forest Park process is built to keep things clear and organized.  We follow a clear six-step process — from first conversation to final walkthrough. Here's what to expect when you work with us.

Schedule consultation
  • 01

    Initial consultation

We start with a conversation about your goals, your timeline, and your budget. For Lake Forest Park homes: especially older Mid-Century builds on sloped lots, understanding the site conditions early shapes everything that follows.

  • 02

    Site inspection

We visit your property in person. On hillside and sloped lots, we assess drainage, foundation access, and structural conditions before committing to any scope of work. What we find on site shapes the entire project plan.

  • 03

    Detailed proposal

You receive a clear written proposal: scope, timeline, and itemized pricing. No vague estimates. If permits are required from the City of Lake Forest Park, we include that in the plan from the start.

  • 04

    Design development

We work with you to select materials, finishes, and layout updates that fit your home's character. For Mid-Century Modern homes, we pay close attention to preserving the original architectural details: open-plan proportions, natural materials, and the indoor-outdoor connection these homes were designed around.

  • 05

    Expert construction

Our crew manages every trade on site. We keep the project organized, communicate any changes immediately, and treat your home with respect throughout construction.

  • 06

    Final walkthrough

Before we close out, we walk through every area together. Anything that needs attention gets addressed before we consider the project done.

Ihor and his team did the most incredible job tiling our 4 bathrooms during a whole home remodel. We chose expensive and difficult to work with materials (cement tiles, zellige, limestone, marbles, hand made glazed from Cle, Zia, Anne Sacks, etc) each with their own set of complexities and layouts and I couldn’t be more pleased with the results. Ihor clearly cares about quality, asks really detailed questions to make sure you get what you both want and are expecting, and is a great communicator. Would recommend anytime!

Frequently asked questions about home remodeling in Lake Forest Park

Questions we hear most often from Lake Forest Park homeowners before starting a project. If you don't see your question here — call us or request a free estimate and we'll walk you through it.

What are the permitting requirements for remodeling in Lake Forest Park?

Most structural work, additions, ADUs, and mechanical updates require a permit from the City of Lake Forest Park. The scope of required permits depends on your project: kitchen and bathroom remodels often involve plumbing and electrical permits in addition to a building permit. We manage the full permitting process for every project we take on, so you don't have to deal with city approvals directly.

How much does home remodeling cost in Lake Forest Park?

Costs vary significantly based on project scope, existing conditions, and material selections. As a general reference point for the Greater Seattle Area: bathroom remodels typically range from $40,000–$90,000, kitchen remodels from $60,000–$150,000, and full home renovations from $200,000 and up. Hillside lots and older Mid-Century homes in Lake Forest Park can add complexity, foundation access, drainage, and structural updates, that affects the final number. The most accurate way to understand your project cost is a site visit and a detailed estimate. Request yours here.

How long will my Lake Forest Park remodeling project take?

Kitchen and bathroom remodels typically take 2–3 months. Full home renovations run 4–6 months depending on scope. ADU and DADU projects can take longer: sometimes up to a year. Keep in mind that sloped lot conditions or structural discoveries during demolition can affect the schedule, which is why we build buffer time into every project plan from the start.

Can you remodel a Mid-Century Modern home without losing its character?

Yes, and it's one of our specialties in Lake Forest Park. We work carefully to preserve original details that define these homes: cedar tongue-and-groove ceilings, clerestory windows, open floor plans, and natural material finishes. Modernizing the systems, electrical, plumbing, insulation, HVAC, doesn't have to mean erasing the architecture. We'll walk you through what to keep, what to update, and how to do both at the same time.

Do you work on hillside and sloped lots?

Yes. Most properties in Lake Forest Park sit on sloped, wooded terrain — and we plan for that from the first site visit. Foundation access, drainage management, and structural load assessment are part of our standard process for any hillside project in this area.
